Understanding Biofilm on Wall Render and It’s Impact

What is Biofilm?

Biofilm is a collection of microorganisms, including algae, fungi, lichens, and bacteria, that adhere to surfaces in moist or humid environments. On properties, it is often visible as green, black, or brown patches, particularly in shaded or damp areas.

Biofilm on Different Surfaces

                •             Brick Walls: Biofilm adheres to the porous surface of bricks, particularly in shaded or waterlogged areas. It absorbs moisture, which weakens the structural integrity of the bricks over time, leading to crumbling or cracking.

                •             Rendered Walls: Smooth or textured renders can host biofilm, causing discoloration and stains. Left untreated, biofilm retains moisture, which can lead to spalling (flaking) or penetration of water into the underlying structure.

                •             Timber Walls and Cladding: Wood is organic, making it particularly susceptible to biofilm growth. Algae and fungi on timber can lead to decay, rot, and warping, ultimately compromising the structural strength of the wood.

How Biofilm Attaches Itself

Biofilm forms when airborne microorganisms settle on a damp surface and begin to multiply. Over time, they develop a sticky extracellular matrix that anchors them to the surface, making them difficult to remove with standard cleaning methods.

Long-Term Damage of Neglecting Biofilm

                •             Structural weakening due to moisture retention.

                •             Accelerated decay of porous materials like wood and brick.

                •             Aesthetic damage, lowering property value.

                •             Increased repair costs due to prolonged exposure.

Professional Cleaning is Key

Removing biofilm effectively requires professional intervention. At iNEX we use specialized cleaning solutions and methods tailored to the specific surface to ensure thorough removal without causing damage.

Our preferred biocide is HSE approved, with our oxidising stain treatments being fully lael compliant.
